Homes in Chittenden County sold for lower prices recently: See how much here

Newly released data from Realtor.com for March shows that potential buyers and sellers in Chittenden County saw houses sell for lower than the previous month's median sales price of $391,450.

The median home sold for $320,000, an analysis of data from Realtor.com shows. That means March, the most recent month for which figures are available, was down 18.3% from February.

Compared to March 2023, the median home sales price was down 22% at $320,000 compared to $410,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $497,500 median selling price in Chittenden County was up 3% in March from $483,000 the month prior. Since March 2023, the sales price of single-family homes was up 10.6% from a median of $450,000.

One single family home sold for $1 million or more during the month, compared to three recorded transactions of at least $1 million in March 2023.

Condominiums and townhomes decreased by 15.7% in sales price during March to a median of $285,000 from $337,900 in February. Compared to March 2023, the sales price of condominiums and townhomes was down 18.7% from $350,500. No condominiums or townhomes sold for at least $1 million or more during March.

In March, the number of recorded sales in Chittenden County rose by 11.8% since March 2023 from 85 to 95. All residential home sales totaled to $36.5 million.

In Vermont, homes sold at a median of $298,000 during March, down 8.3% from $325,000 in February. There were 337 recorded sales across the state during March, up 6% from 318 recorded sales in March 2023.

The total value of recorded residential home sales in Vermont increased by 20.5% from $106.6 million in February to $128.4 million this March.

Out of all residential home sales in Vermont, 3.26% of homes sold for at least $1 million in March, up from 3.14% in March 2023.

Sales prices of single-family homes across Vermont decreased by 3.1% from a median of $322,500 in February to $312,450 in March. Since March 2023, the sales price of single-family homes across the state was up 9.6% from $285,000.

Across the state, the sales price of condominiums and townhomes dropped 15.1% from a median of $337,900 in February to $286,823 during March. The median sales price of condominiums and townhomes is down 13.1% from the median of $329,900 in March 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
