Jennifer Pedranti’s Eviction Drama on 'The Real Housewives of Orange County,' Explained

The second episode of The Real Housewives of Orange County Season 18 ended on a furious note: Gina Kirschenheiter storming out of a coffee date with Jennifer Pedranti after the co-stars got in a heated argument over Jenn’s messy real estate situation.

A licensed real estate agent, Gina helped secure Jenn a rental home in Southern California but was none too pleased to hear (via Instagram, no less!) that Pedranti and her ex-husband William Pedranti had failed to pay their bills and were being evicted from the property. So what exactly went down with Jenn’s financial situation to result in an eviction and a big blow-up with her fellow Housewife? Here’s everything you need to know.

Why did Jennifer Pedranti get evicted from her home?

In the Season 18 premiere, which aired on Bravo on Thursday, July 11, Jennifer Pedranti revealed that she and her ex-husband were unable to afford the monthly rent for the property they had leased for themselves and their five children—Dominic, Everleigh, Dawson, Grayson and Harrison. This resulted in their eviction from the home after only four months of living there. "I've been talking to my landlord. Just to catch myself up on rent, I feel like it was a number like $24,000 or something," she told her fiancé Ryan Boyajian.

"Since Will and I separated, we have made very little progress in my divorce. Unfortunately, it's taking Will a long time to turn in financials,” Pedranti shared in a confessional during the episode. “He was responsible for the lion's share of the rent, and I was responsible for a small portion." At the time, Jennifer believed that her ex was covering the rent in full "but then I started seeing a group text with Will and I and the owner of the home, saying, 'I received partial payment of the rent. Are you gonna pay the rest of the rent?'"

For her part, Pedranti owns a yoga studio, but she revealed in the RHOC Season 18 premiere that the job "doesn't pay enough for me to cover rent." She added: "I get paid $50 a class. And Will is no longer working for the family, so neither of us were able to pay rent."

Why was Jennifer Pedranti living with her ex-husband?

Now, you might be asking yourself. "Why exactly did Jennifer and Will lease a home together when they weren’t, you know, together?" Pedranti explained the “very weird” living situation during a Season 17 episode: "My ex-husband, Will, is living in Oklahoma, working for my family’s business. Instead of moving the kids back and forth all the time, when he comes into town, I go stay at [my boyfriend] Ryan’s, and then he’s in the house.”

“Do I understand it’s weird? Yes,” she continued. “But it is just how we’re navigating it right now.”

Where are Jennifer Pedranti and her kids living now?

Since the eviction, Jenn and her children have moved in with her fiancé Ryan Boyajian. In the July 18 episode, Jennifer shared her feelings about telling her kids about their new living arrangements: "I was scared to death to sit the kids down and tell them, 'Hey, here's option A: move in with Ryan, or here's option B.' And honestly, I didn't even know what option B was."

"I would do anything for my kids, and if moving in with Ryan was going to be a detriment to the kids and I, I'd live in the car," she explained in a confessional. "But I'm grateful that the kids are on board in this decision-making of moving in with Ryan."

Along with moving in with Ryan, Jennifer has been getting financial help from her parents, who had co-signed the lease to the rental property in the first place. In the July 18 ep, Jenn got emotional thanking her parents for their help: “At 46, you shouldn’t have to take care of me the way you keep taking care of me,” she cried to her father. “Honest to God, you saved me, Dad.”

“My parents and Ryan are like a lifeline for me,” she said in the episode. “Now it’s my turn to figure out how to get through my divorce, stay an amazing mom and hustle my ass off and make money.”

Why is Gina Kirschenheiter angry about Jennifer Pedranti’s eviction?

Needless to say, Gina was not happy about the situation that Jennifer put her in. During a phone call with fellow Housewife Emily Simpson in Episode 2, Gina explained: "I'm actually a little bit irritated right now ... I put Jenn in the house that she's in. I helped her get that lease." The eviction had a direct impact on her, Gina said. “I had a deal lined up and I had to get a cash buyer, and I had to get a cash buyer quickly, and I knew that this agent would likely be able to bring that to me, and I couldn't even get her to text me back." As a result, she lost “$50,000 when that deal fell apart,” she revealed.

"I'm new to real estate, and I'm trying to build up my book of business," Gina added. "This is the livelihood of myself and my children. This is the roof over my head." She is sympathetic to what Jenn has been going through, "but it's one thing to burn me as a friend,” Gina said in a confessional. “You take food off my kids' plate, and it's a problem."

She took that frustration out on Jenn during their coffee date, shaming Pedranti for not telling her directly about the rent fiasco (“You know how I found out about your eviction? Instagram!”) and also about seemingly spending money on getting glam done instead of paying her bills. (“You’re not paying your rent, but you’re getting your hair and makeup done!”)

Emily naturally took Gina’s side in the financial feud, pointing out that Jenn “can’t rent somewhere in Orange County, they’re going to ask for credit and they’re going to want financial statements.” Her only option, Emily says, is to move in with Ryan. But Tamra Judge was wary of Jenn’s new living arrangement. Pointing out that it’s been four years since Jenn’s split with William, Tamra relayed her worries about Jenn to her husband Eddie in the July 18 episode. “You’re living with Ryan, you don’t have any income. If this doesn’t work out with Ryan, where do you go?”
