Look Inside this $27 million Southlake home that has enough acres to host a Super Bowl

This $27.5 million house in Southlake is the home you never have to leave.

Located at 1469 Sunshine Lane is a 31,234-square-foot palace on 3.62 acres (with the opportunity to expand to three more acres, turning the property into an estate). It has eight bedrooms, eight full baths, and three half baths, as well as three kitchens.

The opulent abode was built by a bridge-building group in 2016, so the house structure is as sturdy as a commercial building. With steel frames and reinforced cement, the house is like an “Omni hotel.”

“You can actually cut this house directly down the center, from the drain in the front to the lightbulbs in the backyard. Symmetry is everything,” says Michael Hershenberg, listing agent for the mansion.

Besides the pristine architecture, this one of a kind feature is what makes the home peak luxury. Acousticians and studio designers built a Dolby Atmos 3-D Audio studio in 2024, which is one of four in the world. The other three being owned by Netflix, Apple and Capital Records.

The studio is completely soundproof. It’s so quiet that you can hear the other people in the room thinking. It has fully encased, double-layered doors, and the whole room is floating in cork. Hershenberg describes it as “a nest or bubble that takes out all the sound.”

So why would the current owner, Dirk Ulrich want to leave?

Well, he’s a renowned record producer and his wife, Marina, is an interior designer. The two of them made this house into “a music producer’s dream” and want to continue doing so. Ulrich plans to install more Dolby Atmos 3D studios in future houses he owns.

Realtor Hershenberg took the Star-Telegram on a tour of the mini-resort. Here is what we saw.

Sunshine Lane home makes you feel small

The neighborhood pulling up to a Mediterranean-style villa is quiet and private, with homes of all shapes, styles, and sizes.

Yes, this property looks large from the street but wow, when you pull through the gate up into the courtyard, you feel small.

After walking through the arched and heavy double doors, you’re hit with a clean, cozy aroma– because they have scents built into the HVAC system. The ceilings tower above, which are a sight in themselves, boasting character and detail.

And the lighting. There is not a room in the house without a chandelier. Each piece of lighting is different, with plenty of bling.

But really, the real show-stopper is the basement level. Just an elevator ride down, there are two indoor trampolines, a music stage, a bowling alley, a chef’s kitchen (which is larger than a normal kitchen), a full gym, and a basketball court. This house will keep everyone entertained.

The music stage was previously a batting cage, but it now fosters a great environment for live music and entertainment, facing the whole room and the backyard.

The backyard opens up from accordion sliding doors on the basement floor. The symmetry continues in the pool with a 20-foot-tall jumping bridge that links to a hidden slide. The pool itself is another 20 feet deep.

And if you’re unimpressed, don’t worry; the turf in the caboose of the acreage is flown in from Super Bowl 50. This field is large enough for a helicopter to land on.

Hershenberg also advertises this house as a great property for car collectors. Between nine car spaces (but can probably fit up to 11), there’s plenty of room for some sweet rides. He also has digitized plans if the new owner wants to turn the basketball court into a 20-car stacked garage.

Now, to the basic stuff.

The primary suite has its own full wing of the house connected to the centralized balcony. The first door to the suite is a yoga room/spa, complete with a coffee maker. The bedroom has a large stone fireplace (one of four in the house) with a view of the backyard.

The bathroom is glamorous, decked out in white marble and silver, in his and her style. Her side is slightly larger, with a private toilet room and “department store”-sized closet. When you first walk in, there is a cabinet to show off a wedding gown. His side is still large, with dark wood features. The shower is bridged between the two with three overhead rain shower heads and a bench.

Finally, the kitchen. Perfect for entertaining, it has three islands, one of which serves as bar stool seating. The pantry is walk-in, a bit larger than the 2,100-bottle wine closet.

The property also has a 2,000-square-foot guest house for guests, security, or whoever the new owners wish.

As mentioned earlier, Hershenberg also has the three acres behind the property that is complete with a fully renovated house and pool, that new owners can also invest in to make the land into an estate. With the addition of these acres, the property would be just under seven acres, with eligibility for tax exemption. You could even go so far as to add farm animals and apply for the agricultural exemption.

The home is located in Southlake, just 10 minutes from the Dallas-Fort Worth airport.
