Here’s how to secure spot as two new affordable housing developments open in Elk Grove

Two affordable housing apartment complexes with nearly 700 combined units along Bruceville Road are taking names for a lottery drawing that will give first-priority chances on the new living spaces.

The city of Elk Grove partnered with developers of the Lyla Apartments and the Mosa Apartments to hold an application sweepstakes to help provide new housing affordable opportunities.

The Lyla, located at 9124 Bruceville Road, is a 294-unit multi-family development. Nearly every unit will be available for selection through the lottery. According to the city, the complex includes a community room, swimming pool, laundry facilities, exercise room, play areas, and covered and lighted parking.

The Mosa Apartment Homes, formerly known as Poppy Grove, is a 387-unit development at 10129-10149 Bruceville Road. Like the Lyla, the majority of new homes will be made available to selected applicants. Some of the amenities on the site include multi-purpose spaces for programmed activities, a computer learning center and outdoor play areas, the city said.

“The Mosa and Lyla projects add 675 units of much-needed affordable housing to the Elk Grove community. These units are targeted to working-class and low-income households,” said Sarah Bontrager, Elk Grove’s housing and public services manager.

There are income limits for both projects — applicants must make between 30% to 80% of the median household income for Sacramento County, which according to the most recent U.S. Census Bureau figures is $90,252.

“Qualified households can earn up to 80% of the area median income (which is) currently, $66,080 for a one-person household or $94,320 for a four-person household,” Bontrager said. “Rents will range from about $600 to $2,400 per month, depending on unit size and affordability level.”

Bontrager said more than 9,000 households have already entered the lottery.

The lottery, available at bit.ly/eg-lyla-mosa-lottery, closes at 11:59 p.m. Oct. 20.
