‘Work in Tehaleh and live nearby.’ New industrial park coming to master planned community

A new industrial park at Tehaleh is marking its official groundbreaking, with an anticipated completion later next year.

Brookfield Properties and Panattoni Development on Monday announced the launch of Tall Firs Industrial Park.

Plans call for two commercial buildings as part of Tehaleh Commerce Center.

“The two buildings offer 216,243 square feet of Class A shallow-bay industrial space for lease,” according to Monday’s news release.

The commerce center is near Tehaleh Boulevard East and Cascadia Boulevard East and is part of 475 acres set aside for commercial development, according to the release.

The center is planned for light industrial, office and retail use. Tall Firs Industrial Park will be near C.C. Edwards Construction headquarters at the site (14815 170th Ave E.), which opened last year.

Plans submitted to the county earlier this year show the development at 14621 170th Ave. E., with the second building at 14719 170th Ave. E.

Leasing information online shows one of the buildings at 130,151 square feet and the other at 86,092 square feet.

“Local businesses need this type of space with Class A amenities to run their businesses efficiently,” Travis Hale, a partner in Panattoni Development, said in a statement. “Tall Firs Industrial Park allows businesses to grow without adding a long commute for employees.”

“The project provides more opportunity for residents to work in Tehaleh and live nearby,” said Scott Jones, senior vice president of operations at Brookfield Properties in Federal Way.

Tehaleh is a 4,700-acre planned community located near Bonney Lake and counts about 8,700 residents.

“We expect commercial interest in Tehaleh to continue growing as construction progresses on New Rhodes Lake Road East, which will open a new major corridor to the Puyallup Valley,” Jones said in the release.

Other commercial locations in Tehaleh include Canyon View Village Center and Tehaleh Business Park East.

Panattoni also is behind the FRED310 project in Frederickson, where it partnered with a real estate fund advised by Crow Holdings Capital of Dallas.

An LLC affiliated with Tall Firs Industrial LLC purchased the Tehaleh commercial site from a Brookfield/Tehaleh-affiliated LLC in July for just under $5.5 million, according to county records.
