Vacant Main Street property in South Amboy eyed for development. Here's what's planned

SOUTH AMBOY – A three-story, multifamily building is proposed for Main Street.

West Street Partners LLC of Monroe has applied to the city Planning Board for preliminary and final site plan approval, use and bulk variance relief for construction of 24 one-bedroom apartments with parking on the first floor at 405 Main St.

The property is currently occupied by a vacant, one-story masonry building which would be removed, the application says.

The approximately 15,499-square-foot property also fronts Washington Avenue and North Feltus and Thompson streets, according to documents filed with the city.

A hearing is scheduled for the 7 p.m. Aug. 28 Planning Board meeting.

The property is located in the B-1 General Business District, where multifamily residential is not a permitted use.

Access to the site is currently provided via one curb-cut along Main Street and one curb-cut along Washington Avenue.

Access is proposed via one full-movement driveway along Washington Avenue, according to a traffic study.

Relief is requested for maximum building height of 3 stories and 45.9 feet where 2 ½ stories and 35 feet is permitted; minimum lot depth of 67.6 feet where 100 feet is required; maximum lot coverage of 95.2% where 50% is permitted and minimum gross floor area per dwelling unit of between 878 square feet to 999 square feet for 18 of the proposed units where 1,000 square feet per dwelling unit is required.

Relief is also requested for a minimum off-street parking of 31 spaces where 39 spaces is required (with EV credits), parking lot dimensions of 6.1 feet by 12.8 feet where 9 feet by 18 feet is required, minimum off-street loading spaces of one required where none is provided and minimum loading space dimensions of 10 feet by 60 feet where none is provided.

According to the traffic study, the analysis findings, which have been based on industry-standard guidelines, indicate that the proposed development "would not have a significant impact on the traffic operations of the adjacent roadway network."
